Mission Hills Was Built as a Country Club Enclave in the 1920s. The Cars Parked Here Should Be Treated Like It.

J.C. Nichols laid out Mission Hills in the 1920s as the centerpiece of his Country Club District, winding streets, a mature tree canopy, and lots large enough that you rarely see the neighbor's driveway. Forbes has ranked it among the wealthiest municipalities in the country, and the median home runs north of $1.6 million. The garages behind those homes hold the kind of vehicles that deserve more than a $20 tunnel wash on State Line Road.

I am not a shop with rotating employees and a six-car lineup. I am one person, Joe Young, who shows up to your property in old Mission Hills north of 63rd Street, or down in Belinder Hills, Indian Hills, or Sagamore Hills, does the work himself, and does not leave until the vehicle reflects a standard I would put my name on publicly.

When I detail a Porsche Cayenne GTS or a Range Rover Sport near the Mission Hills Country Club, the process is the same one I use on every vehicle. No shortcuts, no premium pricing for "exotic" cars, no surcharge because your home backs up to the Kansas City Country Club.

The Tree Canopy Is the Whole Problem

The thing that makes Mission Hills beautiful, that century-old canopy of oaks and elms arching over Overhill Road and Verona Road, is the same thing quietly eating your clear coat. Tree sap, pollen, and bird droppings are organic contaminants that bond to and etch paint, and a vehicle parked under those mature trees collects them faster than anywhere else in Johnson County. Garages help, but the cars that actually get driven still spend their days under that canopy.

High-performance brake dust. The sport sedans and performance SUVs common to these streets run aggressive brake compounds that throw a fine, corrosive iron dust. It bonds to the wheel face and lower paint, and a normal wash will not remove it, which is why I recommend The Premier Signature here: iron decon and a clay mitt on every panel, so the Protector Wax bonds to clean paint instead of sealing that grit in.

Garage-kept cars that barely move. A lot of homes here keep a weekend car or a third vehicle that sits for weeks. That creates its own problems, fine particulate settling into the finish, humidity cycling that hardens rubber trim and seals, and the slow failure of whatever protection was applied at the last detail. These cars look clean and aren't.

Full-grain European leather. The top-trim interiors out here use softer, more porous hides than anything mass-market. It needs steam and the P&S leather care system, the same product line used on the presidential limousine, not a degreaser wipe-down, or it dries and cracks under the Kansas summer heat. What an Appointment Actually Looks Like

I text when I'm 20 minutes out. I pull into your driveway with my 2017 Hyundai Accent, fully built out with the 212°F McCulloch steamer, commercial shop vac, air compressor, pressure washer, and a full kit of task-specific chemistry organized and accessible: degreasers, solvents, acidic, pH-neutral and alkaline cleaners, each chosen for the exact contamination instead of one all-purpose spray.

For a Full Premier Detail: interior first, industrial vacuum including seat rails and trunk floor, compressor blow-out of every crevice, second vacuum pass, then chemistry matched to the surface, P&S Xpress Interior on the dash and door panels, Koch-Chemie MZR where it is greasy, Multi Star only where a surface is bad enough to need it. The McCulloch steamer at 212°F lifts what the cleaner loosened on every surface including door jambs and steering column, then carpets and upholstery get extracted, plastics get a protectant, glass goes streak-free. Then exterior: wheels and tires first with TRX on the rubber and Wheely Clean acid on the brake dust, Koch-Chemie Multi Star pre-wash over the whole car to break the road film loose, a heavy rinse, a Quivr foam contact wash panel by panel with a high-lubricity soap so the mitt glides instead of grinding grit into the clear coat, then Koch-Chemie Protector Wax on paint, glass and trim. On The Premier Signature, iron decon and a clay mitt go on every panel before the wax.

I do not rush these appointments. I do not run a schedule so packed that corners get cut at 4pm.
